Montgomery Homes will be there to guide you through the entire process, taking the stress out of the project. Here is a summary of the knock down and rebuild process:

  1. Our construction team will visit your existing property to conduct a free site inspection and recommend the most suitable house design.

  2. Advise Montgomery Homes if you are lodging a separate DA for the demolition or if you would like to include it with our DA (a separate DA will quicken the process).

  3. Receive a detailed Tender with all of your selected inclusions.

  4. Approve your tender and sign contracts.

  5. Select your internal and external colours and finishes with our interior design consultant.

  6. Start organising quotes for demolition of your current home.

  7. Once your DA is approved, schedule the demolition. Demolition can take up to four weeks to complete. In this time, we will obtain the construction certificate for your new home and prepare the final documents.

  8. Commence construction.

  9. Move in!

Site costs will vary from property to property. It all starts with a free site inspection — our team will complete a thorough review of the site and determine how much excavation will be required, whether there are trees and rocks on-site that need to be removed, whether there are any buried challenges we need to consider, and more. After completing the site inspection, we will provide an itemised list of site costs, all of which will be rolled into one tender.

Demolition needs to be arranged by the owner and this process can take up to four weeks to complete. While demolition takes place, Montgomery Homes will obtain the construction certificate for your new home and prepare the final documents for your new home build. Make sure to find a licensed and insured demolition contractor to facilitate the demolition of your current house and to remove all the relevant materials, debris, trees, and roots. If required, we can suggest demolition companies in Newcastle, Hunter, Central Coast, and Sydney regions.

Once your contract has been signed, we require a number of additional documents before construction can start. This includes proof of funds from your financial institute, the clearance certificate for demolition (if applicable), and a construction certificate from a private certifier. Once we have the documents listed above, your home design can be sent to construction. From here, it will take approximately three weeks to cut the site. In that time, we will assign your site supervisor, book trades, order materials, complete a set-out survey, complete a PCA (Principal Certifying Authority) inspection, and finally, a temporary toilet and fencing will be erected on-site.

Yes. Stepped slabs can be used for both single-storey and double-storey homes when designed to suit the site.

Not usually. In many cases, stepped slabs help reduce excavation and retaining wall costs compared to building a flat slab on sloping land.

Footings are trenches in the ground with cages of reinforcement which are filled with concrete, creating a beam that supports your brickwork floor and roof loads.

Waffle pod slabs are rectangular pieces of foam spaced out in a grid pattern with 100mm between each pod, forming a waffle. Reinforcement is placed between the pods by laying mesh over the top. Concrete is then poured, forming a waffle pod to provide incredible strength and durability to your concrete slab.

A bulkhead is a section of the ceiling which has been dropped and used to enclose services like wiring and pipes, or to conceal the space above your kitchen cupboards. Kitchen bulkheads can also serve as a decorative feature.

When cutting into a slope or hillside, a cut is made into the soil and used to fill out a flatter area to prepare for the foundation of your home to be laid – the concrete slab.

Double glazed windows have two sheets of glass which are separated by a small gap. Double glazed windows can be used to improve energy efficiency as the double glazing will make your home more comfortable in both the warmer and cooler months while also reducing your energy costs. Double glazed windows can also reduce outdoor noise.

What is the Knock Down Rebuild process?

Montgomery Homes will be there to guide you through the entire process, taking the stress out of the project. Here is a summary of the knock down and rebuild process:

  1. Our construction team will visit your existing property to conduct a free site inspection and recommend the most suitable house design.

  2. Advise Montgomery Homes if you are lodging a separate DA for the demolition or if you would like to include it with our DA (a separate DA will quicken the process).

  3. Receive a detailed Tender with all of your selected inclusions.

  4. Approve your tender and sign contracts.

  5. Select your internal and external colours and finishes with our interior design consultant.

  6. Start organising quotes for demolition of your current home.

  7. Once your DA is approved, schedule the demolition. Demolition can take up to four weeks to complete. In this time, we will obtain the construction certificate for your new home and prepare the final documents.

  8. Commence construction.

  9. Move in!

What kind of site costs can I expect?

Site costs will vary from property to property. It all starts with a free site inspection — our team will complete a thorough review of the site and determine how much excavation will be required, whether there are trees and rocks on-site that need to be removed, whether there are any buried challenges we need to consider, and more. After completing the site inspection, we will provide an itemised list of site costs, all of which will be rolled into one tender.

Who will demolish my house?

Demolition needs to be arranged by the owner and this process can take up to four weeks to complete. While demolition takes place, Montgomery Homes will obtain the construction certificate for your new home and prepare the final documents for your new home build. Make sure to find a licensed and insured demolition contractor to facilitate the demolition of your current house and to remove all the relevant materials, debris, trees, and roots. If required, we can suggest demolition companies in Newcastle, Hunter, Central Coast, and Sydney regions.

Why can’t construction of my new home begin as soon as my contract is signed?

Once your contract has been signed, we require a number of additional documents before construction can start. This includes proof of funds from your financial institute, the clearance certificate for demolition (if applicable), and a construction certificate from a private certifier. Once we have the documents listed above, your home design can be sent to construction. From here, it will take approximately three weeks to cut the site. In that time, we will assign your site supervisor, book trades, order materials, complete a set-out survey, complete a PCA (Principal Certifying Authority) inspection, and finally, a temporary toilet and fencing will be erected on-site.

Can stepped slabs be used for double-storey homes?

Yes. Stepped slabs can be used for both single-storey and double-storey homes when designed to suit the site.

Is a stepped slab more expensive?

Not usually. In many cases, stepped slabs help reduce excavation and retaining wall costs compared to building a flat slab on sloping land.

What are footings?

Footings are trenches in the ground with cages of reinforcement which are filled with concrete, creating a beam that supports your brickwork floor and roof loads.

What are waffle pod slabs?

Waffle pod slabs are rectangular pieces of foam spaced out in a grid pattern with 100mm between each pod, forming a waffle. Reinforcement is placed between the pods by laying mesh over the top. Concrete is then poured, forming a waffle pod to provide incredible strength and durability to your concrete slab.

What is a bulkhead?

A bulkhead is a section of the ceiling which has been dropped and used to enclose services like wiring and pipes, or to conceal the space above your kitchen cupboards. Kitchen bulkheads can also serve as a decorative feature.

What is a dropped edge beam?

External dropped edge beams form part of the main slab and runs down adjacently to retain fill under the slab. This also reduces the need for expensive landscaping and large retaining walls by the owner after handover. Read more about dropped edge beams.

What is BASIX?

BASIX stands for the Building Sustainability Index. It is the NSW Government planning centre where each new home is measured against specific energy and water targets. The objective of BASIX is to reduce household electricity and water, but BASIX also takes into account a number of other elements like the size of the house, the location, the orientation, the placement of windows, design features, fixtures, insulation, and hot water systems.

What is cut and fill?

When cutting into a slope or hillside, a cut is made into the soil and used to fill out a flatter area to prepare for the foundation of your home to be laid – the concrete slab.

What is double-glazing?

Double glazed windows have two sheets of glass which are separated by a small gap. Double glazed windows can be used to improve energy efficiency as the double glazing will make your home more comfortable in both the warmer and cooler months while also reducing your energy costs. Double glazed windows can also reduce outdoor noise.

What is screw piering?

Screw piers are an alternative to using traditional concrete board piers. The piers are long steel tubes with a screw head at one end which is screwed into the ground until they meet a certain bearing capacity.

Which blocks require stepped slabs?

Blocks with a gentle to moderate slope are often suitable. Soil type, drainage, and site fall all play a role in the final decision.

Can I build a granny flat without building a new home?

Granny flats are offered in conjunction with a new Montgomery Home. They are not currently available as a stand-alone build as they are constructed at the same time as your main dwelling.

Can I choose the colours and finishes of my granny flat?

Your choice of colours and finishes will apply to your main home and granny flat. One of the benefits of building your granny flat in tandem with your main home is the ability to create a cohesive feeling across both buildings – or create a distinct, separate dwelling. When you build with us, you can choose a different facade and colours from your main house, or you may choose to keep the colours the same for a similar look and feel.

Can I customise one of your granny flat designs?

How are dual living home designs different to duplex designs?

You will need to contact your local council to confirm whether your home is in a bushfire prone area. If your home is in a bush fire prone area, you will need to consider getting it BAL assessed. Your local council can help with this. Alternatively, the RFS has an online tool to provide a ballpark idea of the BAL in the area.

Will my new home increase the value of my property?

Can I customise my house and land package?

At Montgomery Homes, we want you to have the home you really want. Depending on suitability of your block, you’ll have the flexibility to adjust the floorplan to suit your lifestyle. We will provide recommendations and advice to ensure you get the best views, airflow and sunlight, but in the end, it comes down to what you want from your new home. You can flip the home to have the garage on the left, move the master bedroom to the rear of the home (if home design allows), alter bathroom layouts and add an alfresco area.

How does buying a house and land package work?

The house and land package building process is simple and can be broken up into seven simple steps.

Is the house already built?

It’s a common misconception that the house is already built. However, construction for your new house and land package won’t commence until contracts have been signed with Montgomery Homes.

When do you pay a deposit on a new house and land build?

To secure a house and land package with Montgomery Homes, a small deposit of $3,750 is required. This will allow us to reserve the block for you for two weeks.

Will I still need to pay stamp duty?

Yes. You will have to pay stamp duty on the total value of the house and land, rather than stamp duty tax on the price of the land alone (like you would with a brand new build).
